The Birkarlen neighbourhood

In the autumn of 2021, construction began on the Birkarlen residential area in Kåge, just over a mile north of Skellefteå. Our part in the project was to construct the concept houses and deliver all the house frames.

The client, Contractor Holding, initially obtained planning permission for 80 apartments, which eventually totalled 188 apartments in 16 buildings. These apartments consist of one-, two- and three-bedroom units, ranging from approximately 31 to 70 square metres. The buildings consist of two-storey houses with lofts and the entire building is Nordic Swan Ecolabelled. The first phase was completed in the summer of 2022 and the first tenants were able to move in.

The project has involved several companies. Contractor Mark carried out the earthworks, Jörnträhus constructed the concept houses and delivered the house frames, and Contractor Bygg Skellefteå was the construction contractor. The housing project was originally owned by Contractor Holding but was later sold to SEB Arkadia Bostad. The apartments became rental apartments that are managed and rented out by Riksbyggen.

- Birkarlen was an interesting project, but also challenging and resource-intensive, as it was a large residential area with many houses and apartments to be manufactured in a short time here in our house factory in Jörn, says Peter Gyllenberg, CEO of Jörnträhus i Jörn AB. "As our workflow and our house factory have been optimised for larger projects in recent years, we had no problem taking on more similar or even larger assignments without any problems," Peter continues.

The entire construction was completed in early 2024.
